1. Activity

Best Holiday Homes arranges for rentals on behalf of the corresponding house owner or administrator for the property to be let. Best Holiday Homes is not a tour operator or travel agent and only acts as an intermediary. Services other than those mentioned in the lease, do not have to be provided by Best Holiday Homes.

2. Booking and Payment

Best Holiday Homes will confirm bookings by e-mail and thereby the booking is binding. The booking is made on behalf of the owner or administrator of the property to be let. The booking is valid for the specified period of time and the number of registered persons. After receiving the booking confirmation a deposit payment of 30 percent of the total price is due. This amount is to be transferred to Best Holiday Homes within 5 working days. If the deposit is not received within 5 working days the reservation will expire and the tenants are no longer entitled to the property. The final payment of the agreed amount after deduction of the deposit already paid, is to be done 56 days prior to arrival by credit/debit card or bank transfer unless, otherwise agreed such as in cash upon arrival to the owner or his representative on site.

We advertise and rent via multiple world wide platforms and in very seldom cases the property you have booked and paid the deposit for might not be available. This only happens when two bookings for the same property and same period happened at the same time.  In this cases we reserve the right to offer you a similar alternative and, should you not agree we will refund all your deposit paid. We will advise you of this unlikely situation within 24 hours from the time you booked and if we don't then your booking is confirmed and valid.

We have a fully integrated on-line booking system which makes booking a holiday home with us and making your payments easy and quick.

A deposit of 30% is payable at the time of confirming your reservation and the balance is payable eight weeks before arrival. A final reminder will be sent to you well in advance of the due date giving you plenty of time to make the payment.

The 30% deposit must be paid by credit card or debit card in order for your booking to be confirmed.

Balance Payments

Balance is due 56 days before your arrival and you will receive a reminder well in advance.

a) Pay by credit card or debit card on-line - A link will be sent to you with the reminder that you can use to make your payment. Credit or debit card payments are NOT subject to commission charge.

b) Pay by PayPal from your PayPal account into Best Holiday Homes Bank account account. Details of our Bank acount account will be sent to you with the reminder. 

c) Bank transfer from your bank into Best Holiday Homes bank account. The bank account details will be sent to you with the payment reminder . No additional charge with this method of payment.

To book on line the person making the booking must be at least 18 years old at the time of booking.

In the unlikely event that your accommodation is not available on arrival or is located at a completely different resort/ location other than what is described on our website, we will reimburse you in full provided the following conditions are met :

i. You inform us immediately upon arrival
ii. You do not accept any money offered by the property manager / owner
iii. You do not accept any alternative accommodation offered by the property manager / owner
iv. You have not already accepted a refund from the owner or the property manager and you have not reached an agreement of any kind with them.

We of course undertake to find alternative accommodation for you should this unlikely situation arise but you will not be obliged to accept and should you accept then no full refund will be due.

Note: When agreeing to the Terms & Conditions of this site, you acknowledge that you are not entering into a contract with Best Holiday Homes Limited. when you make a booking using the software that we provide.

Instead you are booking directly with the owner or property manager. The details of the above said contact will be detailed in your booking contract that you agree to when you make an online payment for your booking.

3. Prices

The rental price includes electricity, water, gas and final cleaning. Prices are correct and valid at the time of booking. We reserve the right the change prices according to cost and demand. We will not however change the price of your accommodation after you have booked and we have confirmed the price.

4. Day of arrival and departure

On the day of arrival, the check-in time is at 16:00 h (4:00 pm). On the day of departure the check-out time is at 10:00am. Other arrival and departure times can be agreed with Best Holiday Homes or the property owner if there is availability.

5. Security Deposit

If a deposit is required, then this is basically to be deposited in cash. It ensures the performance and obligations of the tenant. Upon departure, when returning the keys, the deposit will be returned.

6. Liability

The property information (size of the house, lot size and estimated distances) is based on information received from the owner, who is liable for the accuracy of the given information. Best Holiday Homes is seeking to verify the information with all the property owners on a regular basis. For changes that are made locally by a third party or of which Best Holiday Homes has no knowledge, Best Holiday Homes does not accept responsibility. For any impact on the rental properties by Force Majeure, such as strike, war, earthquakes, unforeseen construction noise, power and water cut, or bad weather circumstances, Best Holiday Homes is not responsible. If due to acts of violence the property can not be used and no replacement can be arranged for, the liability is limited to the amount of the payments already made. The use of the rental property, including all associated outdoor facilities and equipment is made solely at the tenant´s risk. The owner and Best Holiday Homes accept no liability in case of accidents. The tenant is the only responsible for his belongings and valuables brought into the property. The owner and Best Holiday Homes are not responsible for burglaries.

7. Reviews

You have the right to express your disappointment or delight about your accommodation by using the feedback review system. Every booking processed by us is invited and encouraged to leave a review after their stay. You will receive an email after your stay for this purpose.

8. Privacy Statement

In order to process your booking we need to collect certain personal details from you. These details will include, where applicable, the names of party members, at least the party leader’s contact details (including email address), at least the party leader’s credit/debit card details, etc which we do not store. If we need further details we will ask you for these. We will use the contact details you have given us to correspond with you in relation to your booking or enquiry. We will also need to pass your details to the third parties who need to know them so that your chosen accommodation can be provided or your enquiry can be dealt with. The owner of the accommodation you have booked or enquired about may contact you direct using the details you have given us. Your details may be passed to third parties in countries outside of the European Union Area if necessary in order to arrange for your booking to be provided or enquiry answered.

If you have subscribed to our e-mail service or have made a booking for, or an enquiry about, the services we offer, we may send you very occasional and targeted promotional e-mails about the services and special deals we offer unless you have opted out of receiving these.

9. Damages

The tenant is personally liable for damages caused by himself or visitors. Damage is to be reported to the owner or to Best Holiday Homes. The tenant is asked to check the inventory upon arrival and report any defects within 24 hours to the owner or to Best Holiday Homes.

10. Cancellation

Should you wish to cancel your booking once it has been confirmed, the cancellation by the tenant must be made in writing (email). The following cancellation charges are due of the total amount

  • - up to 90 days before arrival: 30% penalty is applied.
  • - from 89 to 30 days before arrival: 50% penalty is applied
  • - 29 days or less before arrival: No refund will be made.

The processing fee for a change or cancellation is € 50 and applicable Bank Charges to be advised at the time of cancellation in case the 30% of the total amount is less than €100.

11. Complaints

Please be assured that we take complaints seriously. We would aim to solve any issues or concerns during your stay so that you may enjoy as restful and refreshing holiday as possible. All rental properties on our site are selected on the basis of delivering a high standard of accommodation. We carry out checks periodically to ensure that all is in order and as per our advertised facilities and amenities.

If you should feel, however, that the quality or facilities do not meet your expectations, we would ask that you advise us immediately. We will spare no effort to put things right in order for you to be able to enjoy your holiday.

12. We reserve the right to cancel your booking under the following circumstances:

  • - If the tenant or one of the persons in the group or family deliberately causes damage to the property or to the facilities of the property. Under these circumstances the remaining rental price will not be refunded.
  • - If the tenant or one of the persons in the group or family do not follow the house rules or bothers or endangers other persons inappropriately. No refund will be made under these circumstances.
  • - If the tenant fails to pay the remaining amount of the rental upon arrival or does not leave the deposit as agreed.

13. Overbookings

In the unlikely event that the landlord of your accommodation has overbooked the dates you have booked, Best Holiday Homes will make the following arrangements:

  • Will exhaust all physical possibilities for the your booking to be re-instated as per your dates booked
  • Best Holiday Homes will find and offer you alternative accommodation
  • Alternative accommodation offered will be as close to the location of the one you booked as possible
  • Alternative accommodation will be of the same standard or higher
  • Cost of alternative accommodation will ideally be at the same price or similar
  • If cost of alternative accommodation is substantially higher then Best Holiday Homes has the right to ask for additional payment

You as the customer will have the following choice and rights:

  • Not to accept the accommodation and ask for full refund
  • Accept the alternative accommodation on the basis offered
  • Suggest other remedies and even change destination within the Best Holiday Homes destinations offered
  • In the case of accepting the alternative accommodation no further claim against Best Holiday Homes will be permitted.

14. Additional Services

For all other services offered by Best Holiday Homes, for example in the intermediation of a rental car, are exclusively external services between the customer and the relevant party. All claims of the customer must be made with the respective service providers.

16. Performance - Jurisdiction

All claims shall be submitted to the respective owners or landlords. Performance and legal domicile is the location of the property or the residence of the owner or the landlord.
